Jesus said, “I will make you fishers of men” (Mark 1:17).

Fishing happens usually one of two ways: with a hook and a net.

I liken the net approach to fishing nations, going into all the world to “seek and save the lost” (see Luke 19:10). Yet the evangelist Philip was also skillful in one-on-one evangelism. Being led by the Spirit of God to leave a great revival full of multitudes of people where he was preaching in the city of Samaria, Philip was taken by God to Gaza on the backside of the desert to speak to an Ethiopian of great authority (see Acts 8).

The divine appointment orchestrated by God was beautifully arranged, because when Philip arrived and showed up the Ethiopian was reading the prophet Isaiah from the Bible (see Acts 8:26-29). Philip immediately asked him, “Do you understand what you are reading?” (v. 30)

Interestingly, Philip’s evangelistic approach began in the form of a question. Jesus was often no different in His approach. The Lord asked His disciple Peter, “Who do men say that I am? Who do you say that I am?” (see Matthew 16:13,15).

Here are some good soul winning and evangelism questions to use to open hearts in route to salvation when you converse with people on a daily basis.

– Have you discovered the grace of God?

– Have you ever felt burdened and weighed down by sin?

– Have you ever felt guilt and shame, but didn’t know what to do about it?

– Do you know how to be reconciled to your heavenly Father and experience the blessings of heaven?

– Have you experienced the embrace of our loving God?

– Do you know the fullness of life available to you in Jesus Christ?

– Have you experienced the joy of newness of life?

– Do you know the Prince of peace who quiets all stress and stress in your life? 

– Do you have any questions about God or things I can pray for you concerning?

– What is the best thing and the worst thing you have ever heard about God?

– Have you ever known religion and religious people to misrepresent the heart of God?

– How do you and your family feel about God?

Lower Property Taxes – Central Florida Property Appraisals & Appraiser

As a longtime property appraiser, former home builder for twenty years, and licensed real estate broker I learned something from someone who seemingly was a novice in the real estate market and industry.

My son Paul Jr. lived in Oviedo, FL (Seminole County) at the time when he phoned my Lake County office at Midstate Appraisals and asked me about his recent county home value assessment. I never thought to fight the county, or anyone within the government (local, state, or federal).

My son Paul Jr. however has a bit more chutzpah when it comes to negotiation and doesn’t roll over easily. (It also doesn’t hurt that he was trained in Strategic Negotiations & Deal-making at Harvard Business School.)

Nevertheless I at the time thought he didn’t know what he was talking about and immediately told him, “Don’t even try it. You’re not going to win. Don’t waste your time.” Unmoved, Paul Jr. half-heartedly listened to me and proceeded to ask to speak to another appraiser at our office to get a second opinion.

The office associate asked Paul Jr. how much the county had valued his home for. To which he replied $229,000. Paul Jr. bought the two-story, six bedroom, four bath home with swimming pool a year prior for $223,500 ($6,500 off the asking price which he also negotiated). The county’s assessment seemed like a mild price increase based on the fact that home values have been known to escalate up to $100,000 in a single year in Florida.

Not wanting to discourage him, the associate somewhat agreed with Paul Jr. that he might have a valid point and said he might want to ask the county to remedy the discrepancy. Paul Jr. completed the documentation and phoned the Seminole County property appraiser to dispute the valuation.

As is customary Paul Jr. asked the county appraiser to come out and look at the house for himself and see how poorly the 6 bedroom, 4 bath home was constructed (He learned about construction from me as a kid growing up).

Upon buying the home, Paul Jr. began to notice several minor flaws in the construction. Trivial stuff like poor carpentry on the stairway, settlement cracks on the pool deck, and some drywall gaps around the air conditioner unit in the garage. When the appraiser came out, Paul Jr. patiently walked him through the house pointing out all of these flaws and requested that his home’s assessed value be reduced accordingly.

A few weeks later, Paul Jr. received a letter from Seminole County saying they had agreed to reduce his home valuation to $209,000. Though this kind of adjustment may not be what most homeowners want, my son had his house completely paid off. That being said his tax burden was decreased by $600 that year. Not a bad chunk of change to save for a few minutes of negotiating.

Based on my son’s success, now we not only appraise property but also help in any negotiations with the county property appraiser. For a fee of course.

Paul Jr. learned when reading the fine print of his county property appraiser’s assessment that third parties can represent homeowners when disputing property valuation assessments. I guess you could say through Paul Jr.’s own experience and professional academic training (which cost me a pretty penny), he serendipitously stumbled into a market niche working with his old man.

Incidentally in case you’re wondering if Paul Jr. took a loss when he bought his Seminole County home, not in the least. He owned it for about two-years and sold it for $282,500, above the price my brokerage listed it for (the kid knows how to negotiate), and pocketed a $59,000 profit upon sale.

I wish I could say I taught my son everything he knows. What I can now say however is that we now know the ins and outs of property appraising, which keeps our phones constantly ringing.

I have touched over 50 countries, more than 50 islands, and 6 continents thus far with my young life at the age of 38.

Because I was born in Orlando, I have a heart for my own city locally and have served in prison ministry both at 33rd Street Jail off 1-4 and the Corrections Facility on Kaley for inmates preparing to return to the real world. I have a good relationship with Chaplain Ken Odom of Good News Prison Ministries.

I have also done local outreach in the inner city of Orlando and door-to-door evangelism bringing many souls to Christ.

Although I am not a skilled construction worker, I did grow up under my father who is a contractor and worked me quite hard throughout my childhood in this regard. I’m not afraid to get dirty, but admittedly possess stronger gifts in organizing overseas trips, leading missions teams, casting vision, developing young ministers, and speaking.

As a humanitarian and activist I am deeply passionate about human rights and have produced documentary films on the sex slave trade in Indonesia and the world’s largest Muslim populace.

3. Care Ministry: Pastoral Assistant

By reason of passing through several trials and valleys in my own life, I personally understand the importance of Pastoral Care to strengthen the body of Christ and make mature disciples of newborn babes in the faith.  I firmly believe we as ministers often cannot heal what we ourselves do not feel. Therefore allow me below to state my personal history to give you some insight into my heart and passion.

My mother was a drug addict and alcoholic, I struggled getting along with my step-mother during my youth, and was raised by my maternal grandparents. My grandfather a retired U.S. Army Lt. Colonel taught me discipline and the importance of serving God and country. My father nurtured me and instilled in me a strong work ethic, while imparting to me athleticism and a love for baseball. Both my father and grandfather have a wonderful sense of humor which enabled me to be resilient through all my many life’s struggles. Hence I was voted “the funniest” in my high-school class.

Upon coming to Christ while attending UCF at the age of 20, I was instantly turned on and zealous for God after being led to the Lord by a Marine whom I jogged with in the mornings. Yet years later after many years serving on the mission field abroad, struggles did continue as after 5 years of marriage, my ex-wife had an affair with a Muslim and broke my heart.

Out of my personal pain and mess, I wrote Breakthrough For a Broken Heart and Adultery 101, which mended me within and allowed me to process my personal pain. The process of restoration has been life-changing as God has birthed in me a new tenderness, sensitivity, and greater depth of self-awareness.

Miraculously, like Job of old, God has given me double for my trouble and added a lovely wife from Canada to my life (see Job 42:10). Grace, mercy, tenderness, patience, and long-suffering; all of these have been vital characteristics afforded me by the blessed Holy Spirit as I have grown in my manhood along my journey in Christ.

As I continue to grow in His Lordship and patiently afford my brothers and sisters the same opportunity, I find that unconditional love and acceptance melts every hard heart and opens the door of grace for the Holy Spirit to do His work upon people.

That being said I feel I am well equipped to comfort, exhort, and equip the body of Christ as a Pastoral Care Assistant.

4. Campus Pastor

I don’t know much about “Flip Kids”, but my experience with serving in nursery ministry during Bible College and leading children’s church has taught me a lot. Since the future of the church and nation is in our youth, attending to them wholeheartedly and earnestly is vital to ensure our ongoing success and relevance in the community. Truly there can be no success without a successor.  Therefore it would be an honor to serve and be “faithful with little” ones to whom the Lord has entrusted us.

I served at Youth Pastor and English Pastor at Bread of Life Chinese Church (Oviedo, FL) for 3 years, during which time I also led a small campus ministry called Rgeneration at UCF.
